How Do We (Agents) Help Price Homes?

How do agents help you figure out how much your home should sell for?
      First, we start by looking at the comps (other homes) in your neighborhood/area.
Are they selling for more or less than they were 6-12 months ago?
How much are homes in the same area appraising for per square foot?
     Next, we consider the location of your home. Is it close to the interstate and attractions? Do the surrounding homes have pride in ownership? Is it near the beach/waterfront? These will all factor into value.
     While people might assume that larger houses would sell for more than smaller ones, that isn’t always true! It all depends on what else is available in the area and of course the size of the lot and the property’s distinct amenities.
      Every property is like a snowflake with unique characteristics that make them more or less desirable to a prospective buyer. Additionally, factors like the condition of the individual home and potential upgrades and repairs must always be considered.
    Consider these (and more) before relying on a ‘Zestimate’ or online search to help determine your home value. You may be comparing apples and oranges! 🍎🍊
